Understanding Real Estate Sales and Market Listings

Real estate sales happen every day in neighborhoods across the country. A real estate sale occurs when a property owner transfers ownership of land or a building to a buyer, typically with help from real estate agents and legal professionals. Understanding how these sales work and where to find information about them can help you stay informed about your local housing market.

The real estate market includes different types of properties: single-family homes, condominiums, townhouses, vacant land, and commercial properties. According to the National Association of Realtors, approximately 5.89 million existing homes were sold in the United States in 2022. Each of these sales represents an opportunity to learn about pricing trends, neighborhood changes, and property values in your area.

Sales listings show properties that are currently for sale. These listings include information like the asking price, number of bedrooms and bathrooms, square footage, lot size, and a description of the property's condition and features. Understanding how to read and interpret these listings helps you track what's happening in your local real estate market.

The process typically begins when a homeowner lists their property with a real estate agent, who then uploads the listing to multiple listing services (MLS) databases. These databases are shared among real estate professionals and are often displayed on public websites. The listing remains active until the property sells, the sale falls through, or the owner removes it from the market.

Practical Takeaway: Before searching for listings, understand that real estate sales involve multiple stages from listing to closing, and public information about these sales reflects the market at different points in this process.

Public Real Estate Records and Where to Find Them

Public real estate records are documents maintained by county and municipal governments that detail property ownership, sales history, and transaction details. These records are legally required to be accessible to the public and provide a historical view of real estate activity in your area. Finding and reading these records gives you factual information about sales that have already been completed.

County assessor offices maintain records about property ownership, assessed value, and property characteristics. County recorder offices keep documents related to property transfers, deeds, mortgages, and other legal documents associated with real estate transactions. Most counties now offer online access to these records through their websites, though some may charge small fees for detailed documents or certified copies.

Tax assessor records show the assessed value of properties, which is often lower than actual market value but still provides useful information about how local government values real estate. These records typically include property dimensions, improvements made to the property, and sometimes sale price information. Many county tax assessor websites allow free searches by property address or owner name.

To locate your county's public records online, search for "[Your County Name] County Assessor" or "[Your County Name] County Recorder" along with "online records" or "property search." State government websites often provide links to county resources. If your county doesn't have online records, you can visit the county office in person or contact them by phone to request information about specific properties.

Some states also maintain statewide real estate databases. For example, many states have deed recording systems that track property transfers at the state level. These systems may provide sales prices, transfer dates, and property descriptions. A search for "[Your State] Secretary of State" or "[Your State] real estate records" can point you toward statewide resources.

Practical Takeaway: Start your search by visiting your county assessor and recorder websites to explore free public records about property sales and ownership in your area.

Real Estate Websites and Listing Platforms

Several major real estate websites display current and recent property listings, offering one of the easiest ways to track real estate activity in your area. These platforms aggregate listings from multiple listing services and make them searchable by location, price, property type, and other features. The most widely used platforms include Zillow, Redfin, Realtor.com, and Trulia.

These websites show active listings (properties currently for sale) and often include information about recently sold properties. Zillow's "Zestimate" tool estimates property values based on algorithms analyzing comparable sales and property data, though these estimates can vary significantly from actual market value. Realtor.com displays listings from the National Association of Realtors' MLS database. Redfin combines MLS data with its own research and provides estimated home values.

Beyond these major platforms, many local real estate agents maintain their own websites with neighborhood-specific listings. Local real estate board websites often provide search functions for their MLS databases. Some areas have local real estate websites developed specifically for that region that may include additional local market information.

When using these platforms, you can typically sort listings by various criteria: price range, number of bedrooms and bathrooms, property type, lot size, and days on market. Many sites show price history over time, indicating whether a property was reduced in price or remained stable. Some platforms display "sold" prices alongside current asking prices, giving you information about actual transaction prices in recent months.

These websites generally update listings daily, though there can be delays between when a property sells and when it shows as "sold" on public websites. Most sites also allow you to set up search alerts that notify you when new listings matching your criteria appear in your chosen area.

Practical Takeaway: Use major real estate websites to monitor current listings and recently sold properties, but remember that online estimates and valuations are tools for general information rather than professional appraisals.

Understanding Sales Data and Market Trends

Real estate sales data tells stories about your local market. By observing patterns in sales prices, time on market, and property characteristics, you can understand whether your neighborhood is experiencing rising or falling values, whether homes are selling quickly or slowly, and what types of properties are most sought after. This information helps you understand your area's real estate activity without needing specialized training.

Sales price trends show whether properties in your area are becoming more or less expensive over time. If homes that sold for $200,000 two years ago are now selling for $240,000, that represents a 20% increase in value. Conversely, if prices are declining, that indicates different market conditions. Real estate websites often display price history graphs showing these trends over months or years.

Days on market (DOM) indicates how long a property was listed before selling. In a fast-moving market, homes might sell within 10-15 days of listing. In a slower market, properties might remain listed for 60-90 days or longer. When you notice homes in your area selling faster or slower than before, this reflects changes in buyer demand and market competition.

Listing-to-sale price ratio shows what percentage of the asking price sellers actually receive. In some markets, homes sell above asking price because demand is high. In other markets, homes sell for less than asking price because supply exceeds demand. Comparing the asking price to the final sale price for several properties in your neighborhood reveals the negotiating power of buyers versus sellers in your area.

Inventory levels describe how many homes are for sale at any given time. Low inventory (fewer than three months' worth of available homes for sale at current sales rate) typically favors sellers. High inventory (more than six months' worth of available homes) typically favors buyers. Tracking inventory changes helps you understand whether market conditions are shifting.

Practical Takeaway: Look at price trends, days on market, and selling price compared to asking price across multiple properties to understand whether your local real estate market is moving faster or slower than before.

Using Comparable Sales Analysis for Your Area

Comparable sales analysis, often called "comps," involves looking at recently sold properties similar to one you're interested in to understand market value. Real estate professionals use this method to determine property values, and you can learn to read comparable sales data to understand prices in your neighborhood. This method is based on the principle that similar properties in similar locations should sell for similar prices.

To conduct a basic comparable sales analysis, select several properties that are similar to your subject property in size, condition, age, location, and features. Look for properties that sold within the past three to six months in the same neighborhood or nearby neighborhoods with similar characteristics. Properties should ideally have the same number of bedrooms and bathrooms, similar square footage, and comparable lot sizes.

Record the sale price for each comparable property and note key details: sale date, number of bedrooms and bathrooms, square footage, lot size, garage spaces, condition, and any recent updates or repairs. Calculate the price per square foot by dividing the
