Learn About Getting Out of a Solar Lease

Understanding Solar Lease Agreements and Your Options

A solar lease is a contract between you and a solar company where they own and maintain solar panels installed on your property. You pay a monthly fee to use the electricity the panels generate. Unlike purchasing solar panels outright, you don't own the equipment—the company retains ownership and handles repairs and replacements throughout the agreement period, typically 20 to 25 years.

Solar leases became popular because they lowered the upfront cost barrier for homeowners. Instead of spending $15,000 to $25,000 on a system, you pay a predictable monthly bill, often lower than your traditional electricity costs. However, many homeowners later realize a lease may not align with their long-term plans due to home sales, relocation, or changing financial circumstances.

The reason people seek to exit solar leases varies. Common situations include:

• Planning to sell the home and buyers don't want to assume the lease
• Moving to a different state or location where the panels won't benefit you
• Upgrading to owned solar panels or different renewable energy
• Financial hardship making monthly payments difficult
• Dissatisfaction with the company's service or system performance
• Discovering the lease terms are unfavorable compared to current market rates

Before exploring exit options, review your actual lease document. The contract terms determine what options realistically exist and what costs or requirements may apply. Many people don't review their lease after signing, so this step is critical. Contact your solar company and request a copy if you no longer have it.

Practical takeaway: Locate and thoroughly read your solar lease agreement before taking any action. Note the lease end date, monthly payment amount, early termination clauses, transfer options, and any penalties. Understanding these details shapes every option going forward.

Early Termination and Buyout Options

One direct approach to leaving a solar lease is early termination, though this typically comes with significant costs. Most solar lease agreements include early termination fees designed to protect the company's investment and projected revenue stream over the 20 to 25-year contract period. These fees often range from $3,000 to $15,000 or more, depending on how much of the lease remains and the specific company's policies.

Some leases calculate termination fees as a percentage of remaining lease payments or as a flat buyout amount. For example, if you have 18 years remaining on a 20-year lease with $150 monthly payments ($32,400 total remaining), a termination fee might be 30 to 50 percent of that amount—$9,720 to $16,200. This structure means termination becomes more expensive the earlier you try to exit.

A second option within this category is purchasing the system outright, known as a buyout. Some solar companies offer buyout programs where you can own the panels by paying a lump sum. Buyout prices typically reflect the remaining value of the system and the company's expected revenue. A system with 15 years remaining might cost $8,000 to $20,000 to purchase, depending on the system size and your lease terms.

The financial math matters here. Calculate whether paying a termination fee or buyout makes sense by comparing it to:

• The cost of your remaining lease payments
• Current electricity rates in your area
• Available incentives for owned solar systems (state tax credits, local rebates)
• Your timeline before selling the home or relocating

In some cases, paying to exit the lease and installing a new owned system generates enough long-term savings to justify the upfront cost. In others, continuing the lease through its term costs less overall. Request a formal buyout quote from your solar company—they're legally required to provide this information upon request. Compare the number carefully against your financial situation and future plans.

Practical takeaway: Contact your solar provider and request the exact early termination fee and buyout price for your specific lease. Compare these costs against remaining lease payments and potential electricity savings to determine if early exit makes financial sense for your situation.

Transferring Your Lease to Another Party

Many solar leases allow the lease to transfer to another person, either a new homeowner if you sell your house or, in some cases, a family member or friend. This option can eliminate your obligation without paying termination fees. However, transfer policies vary widely between solar companies and specific lease agreements.

When selling your home, the transfer process typically works this way: the prospective buyer must be informed of the lease and its terms. The solar company then evaluates the buyer's creditworthiness, similar to the original lease approval process. If approved, the lease transfers to the new owner's name, and you're released from the contract. The new owner assumes all monthly payments and lease obligations.

From a home sale perspective, this creates complexity. Buyers often view assumed leases as liabilities rather than benefits, even if the panels produce electricity savings. Studies show homes with solar leases take longer to sell and may sell for less than comparable homes with owned systems or no solar. A buyer purchasing your $400,000 home doesn't want an additional $25,000 in solar lease obligations.

To improve transferability when selling:

• Market the lease as a benefit by highlighting the monthly payment and electricity savings
• Request the solar company provide lease documentation to your real estate agent and buyers early in the process
• Consider negotiating a lower home sale price to offset buyer concerns about the lease
• Ask the solar company about acceleration options or special programs for lease transfers during home sales
• Provide buyers with historical electricity production data and cost comparisons

Some solar companies have improved lease transfer processes in recent years, recognizing that difficulty transferring leases was deterring homebuyers from purchasing homes with solar. Newer leases may have more favorable transfer terms than older ones. During sale negotiations, some companies may agree to modify lease terms to facilitate a transfer, though this isn't guaranteed.

In rare cases, solar companies may purchase the lease from you or offer other incentives to close a sale. If you're in this situation, discuss it directly with your company's sales or customer service department.

Practical takeaway: If selling your home, contact your solar company immediately to understand transfer requirements and timelines. Work with your real estate agent to disclose the lease to buyers early and frame it positively while being transparent about terms and any associated costs.

Negotiating with Your Solar Company

Solar companies have financial incentive to keep customers in their leases. Revenue from lease payments represents their primary income, and they've already invested in system installation and ongoing maintenance. However, companies also recognize that frustrated customers can create negative reviews and reputational damage. This creates opportunity for negotiation.

Before contacting your company with demands, understand what negotiating position you hold. Companies are more willing to work with customers who:

• Have legitimate hardship circumstances (job loss, medical bills, family emergencies)
• Are considering selling homes and need the sale to proceed
• Can demonstrate the company failed to meet service obligations
• Are in good standing with payments and have maintained the property
• Present a clear resolution proposal rather than vague complaints

Realistic negotiations with solar companies might include reduced early termination fees, extended lease terms with lower monthly payments, system upgrades or improvements, or accelerated lease schedules (paying off the lease faster). Some companies have discretionary funds or programs for difficult customer situations.

When approaching your solar company about your concerns, gather specific documentation first. Collect your lease agreement, all monthly statements, service requests or complaint records, and communication history. Document any service issues with dates and details. If you're experiencing financial hardship, prepare clear explanation of your circumstances.

Contact the company's customer service department and explain your situation clearly. Be specific about what you're requesting—whether that's a fee reduction, payment restructuring, or transfer assistance. Remain professional and factual rather than emotional or threatening. Initial customer service representatives may have limited authority, so ask to speak with a supervisor or customer retention department if
